Is Airbnb Passive Income?

No. Operationally, a short-term rental is an active business with 60 to 120 guest turnovers a year. For tax purposes the word means something different and almost opposite: an owner generally wants the activity to be non-passive, because non-passive losses can offset W-2 income while passive losses cannot.

My BnB Accelerator, LLC is a real estate acquisition firm, not a CPA firm. This is a plain English explanation of the mechanics so you can have an informed conversation with a qualified professional. It is not tax advice. See our partner firm, AE Tax Advisors.

Two meanings that point in opposite directions

So the honest answer to "is Airbnb passive income" is no on both readings, and the second no is the one owners actively pursue.

What the work actually is

Guest communication with response times judged in minutes, dynamic pricing, cleaner scheduling and backup cleaners, maintenance dispatch, restocking, review management, and compliance with local rules. Self-managing one property runs roughly six to twelve hours a week. With a co-host handling turnovers it drops to two to five.

The closest thing to passive

Full-service management gets you under an hour a week. It also costs 18 to 25 percent of gross and, more importantly, its hours count against you on the material participation tests, which usually forfeits the tax treatment that made the purchase attractive. Genuine passivity and the tax benefit are mutually exclusive, and that trade is the central decision in this strategy.

Frequently asked questions

How many hours a week does an Airbnb take?

Self-managing a single property typically runs six to twelve hours a week once systems are in place. With a co-host handling turnovers and physical issues while you keep pricing and guest messaging, two to five hours a week is realistic. Full-service management reduces it to under an hour but has tax consequences.

Why would I want my rental to be non-passive?

Because passive losses generally offset only passive income. If you earn a large W-2, a passive loss sits suspended and does nothing for your current tax bill. A non-passive loss can offset wage and business income in the year it arises.

Can an Airbnb ever be passive income for tax purposes?

Yes, and usually that is the outcome you are trying to avoid. If the average stay exceeds seven days, or if you do not materially participate, the activity is passive and its losses suspend and carry forward.
