Category two: rate drivers

These do not gate you out of search results, but they raise what a guest will pay and improve conversion against comparable listings.

  1. Game room. In large cabin markets, this is close to mandatory above six bedrooms and it moves rate materially.
  2. Theater or media room. Strong in group travel markets, particularly in winter and rainy season destinations.
  3. Outdoor living that is genuinely usable. Covered space, a fire pit, comfortable seating, and shade or heat depending on the climate. Half the photos in a strong listing are outdoors.
  4. A kitchen built for a group cooking together. Two dishwashers and a large dining table outperform a luxury range that nobody photographs.
  5. Bunk rooms done well. Purpose built bunk rooms increase sleeping capacity without adding bedrooms, which changes the guest segment you compete for.
